General Conditions


The booking contract is an agreement among the client and V4R Villas Management S.L., who acts on behalf of the property’s owner.
Once confirming a reservation with us you are guaranteeing that you are of legal age and have the authority to accept the booking conditions on behalf of all your party.
The contract is governed by the Spanish Law and by the jurisdiction of the Spanish Courts.

Occupation is to be limited to the number of guests agreed and paid for. All guests (+14 years) staying in this property have to be officially registered prior the arrival. If the required information has not been provided, we unfortunately cannot granted access to the property.
We reserve the right to cancel bookings for groups minor the age of 30 (if not consulted prior the booking) or to request a higher damage deposit.
Please note that there are no parties or events allowed in any of our properties.
Smoking inside the property is not permitted under any circumstances. You are allowed to smoke in the open areas as the outside terrace as well as the garden, however all cigarette stumps must be removed and thrown away.
Pets are not allowed in the properties managed by us. In some properties we can make an exception for hypoallergenic dogs, please enquire. In any case they are not allowed on the beds and furniture. At your departure should not be any evidence pets have been at the property.
You must accept responsibility for the proper conduct of yourself and any member of your party whilst at the property. In cases of serious misconduct, we reserve the right to end your holiday with us. If we do so, we have no liability or responsibility to you.
Any malfunctioning of the property (e.g. leaking air conditioning, faulty electric devices, etc.) must be reported to the agency, alternatively you may need to take on responsibility for any damages caused.

In 2016 the Balearic Parliament has passed Law 2/2016 on the Taxation of Tourist Accommodation on the Balearic Island. This tax applies to all adults (+16 years) staying in a tourist accommodation located on the Balearic Islands and is charged at check in.
For all the information regarding the amount of the tourist tax for your stay, please click on the link below and have a look at the “Holiday rentals (fincas, apartments, houses) and other tourist establishments”. Longterm holiday makers will have a 50 % discount on the tax starting from the ninth day of their stay at the same accommodation.

All of our properties are subject to a damages or losses of inventory deposit.
It is deposited on a credit/debit card at check-in and returned after the check-out once we verify that the property and inventory are in the same state as upon your arrival. If no damages are fund, the deposit will be refunded after about 7-14 days from the day of your departure.
Our staff will contact you in order to agree a time for the check of the property, which is usually carried out the day before the departure. They will provide you a possible timeframe in which you can either be in the property with them or leave the keys in the key box so they can check the property by themself.
We reserve the right to claim for any serious damage or breakages not reported and found after your departure.
Please ensure to report any previous damages we might have overlooked within 24h of your arrival.
The total price covers a standard final cleaning. If the property has been left in a state where a more excessive cleaning will be required, we will charge the difference from the damage deposit.
We kindly ask you to comply the electricity with reasonable usage (i.e. not leaving air condition run with windows and doors open) in order to protect the environment. We reserve the right to charge you an additional cost in the case of an irresponsible use of the electricity
Furthermore we reserve the right to charge 50€ from the damage deposit for rubbish left at the property on your check out day.

Bed linen and towels are provided. Furthermore we can provide you a cot and a high chair free of charges.
The vacation price includes all charges for gas and water.
Pool and garden maintenance can’t always be carried out on changeover days, reason why we ask for your cooperation when our pool and garden maintenance staff visit the property.

Properties information and descriptions have been done by our team that previously visited the villas.
For any impact on the properties by force majeure (war, civil unrest, metereology, hydration, lack of hydration, seismology and natural disaster, astronomy, fauna, etc.) or any other impact out of our control (water or power cuts, construction noise, etc.) V4R Villas Management and the property owner accept no responsibility.
The use of the rental property including all associated outdoor facilities is made solely at the tenant’s risk. V4R Villas Management and the property owner will accept no liability in the case of accidents.
The tenant is the only responsible for his belongings brought into the property. V4R Villas Management and the property owner will not accept any responsibility for burglaries.

In the unlikely case that you have trouble, facility or services are not in a correct state at the property please inform us immediately. We will endeavour to fix it as soon as possible. V4R Villas Management and the property owner will not accept any complaints or any responsibility made after departure. Alternatively you can email us to make suggestions or comment your stay.

We strongly advise you to take care of your own travel insurance that covers medical expenses, trip cancellation, lost luggage and other losses for the duration of your stay, as V4R Villas Management and the property owner don’t take any responsibilities.

All hotels and tourist establishments are obligated by the government to forward them information of all guests (+14 years) staying in their accommodations.
To guarantee compliance with current regulations on citizen security (organic law 04/2015), this establishment requires online check-in through the “CheckInScan”, which may request the image of the identity document and/or selfie from the tourist. Personal data will be processed in accordance with the provisions of the General Data Protection Regulation, Regulation (EU) 2016/679 of the European Parliament.

We will get in touch with you prior your arrival and forward you the link in order to proceed with the registration of all travelers (+14 years).


At your arrival day you can access the accommodation from 16:00.
Please send us a WhatsApp message or give us a call on +34 638 783 116 when you leave Palma airport, then we know that you are on your way.

If you have an early arrival flight:                                                                                                                
We always aim to check in clients as soon as possible, once housekeeping has prepared the property. Once the property is ready for you, we will give you a call back in order to confirm the procedure of the early check in. 
We will either await you at the property for the check in or confirm where the key is deposited. In this case we would come later that day to an agreed time for the official check in and to answer any questions you may have.
If you have a late arrival flight:                                                                                                              
There is no problem in a late arrival. We will either await you at the property for the check in or deposit the key for you in a key box at the property. In this case we would come the next day to an agreed time for the official check in and to answer any questions you may have.                                                                                                             

On your departure day you have to vacate the property until 10:00.

If you have a early departure flight:                                                                                                               
We would like to ask you to let us know when you leave the property before 10:00 and confirm your departure time from the property. This way we can advise the housekeeping that they can enter the property earlier/at what time, as we always aim to check in clients as soon as possible.                                                                                                                

If you have a late departure flight:                                                                                                                
 If there is no check in the same date or the next guests arrive late, there is the possibility of a late check out, however this has to be confirmed by the housekeeping. 


You are allowed to cancel your holiday at any time, but the cancellation must come in writing (email) and from the lead name of the booking. It will be effective on the date the written is received.

In the unlikely event that the unit becomes unavailable due to circumstances beyond our control, we reserve the right to cancel your reservation. We will endeavour to offer you alternative accommodation of a similar or higher standard. In case you do not accept any suitable alternative, you will be asked to confirm this in writing and any payments that have been made will be refunded.
